Our full service gives the you and the builders adequate detailing and confidence that our design intent is met with precision. With this service we can provide Conceptual Documentation, Council Documentation for approvals plus specifications and detailing. We’ll work closely with you to finalise material selections, detailing kitchens and cabinetry, electrical layouts etc to ensure your home in unique to your lifestyle.

Engaging your designer

You should engage your designer based on their experience, education, portfolio and references. At Aspect each member of our team has Architectural and Design qualifications from accredited tertiary education institutions in Australia. They are trained to deliver design creativity and professional services.

Fees are naturally a consideration when selecting a designer but choosing one purely on price may not end up as appealing or commercially sound as it may initially seem.

You need to choose a designer that you can relate to and one you think will do the best job at fulfilling your requirements at every step of the design and building process.

You should also ensure that you are comparing the scope of works covered for the quoted fees.
Our Fee Proposal will outline step by step what the scope of works is for any service and the fees which apply to each of the following:

  • Schematic Design (concept)

  • Design Development

  • Development Application Documentation and Initial estimates

  • Basic Interior Design

  • Construction Certificate Documentation

  • Detailed Contract Documents and Finishes/Inclusions Schedules

  • Contract Administration

  • Advanced Interior Design

  • Supply of Goods and Materials

  • Any other fees

The design process

Before you embark on the process of designing and building we will need to have an initial meeting to establish which services will be required to ensure that your project is a success and so that we can confirm which is the most cost effective way of carrying out these services.

We also need to establish if your budget aligns with your expectations.

Once you have selected Aspect as your designer, we will develop a “brief” together. The Design Brief is a document which is used as a starting point in designing your home or building and is refined with our professional expertise to act as a guide throughout the design process. The Brief should contain all the fundamental requirements.

You should collect any images, plans and other items which which will act as a visual prompt during the process and which will give a general feel for your desired outcome. You will need to supply any data relevant to your site such as surveys, covenants and restrictions of use according to the title of the land.

It is vital that your wishes are understood as clearly as possible right from the beginning. The Brief does not have to be a lengthy document but detailed enough to ensure we are adequately armed with information such as spatial requirements and relationships by briefly describing each area.

We will present you with initial “design sketches” as concepts and with your feedback develop these into “design drawings” and then documents for development approval and initial estimates for construction.

Upon your approval of the preliminary price, design drawings and preliminary finishes we will prepare the documentation for Development Application. Please note that all efforts are made and avenues explored to ensure that your application is approved.
While the approval process is in progress we will get Builders’ prices for construction, the final selections will then be made with our Interior Designers and all documentation will be updated accordingly and the “construction drawings” will be completed in 2 stages:

basic construction certificate drawings and then
details of services, elctricals, kitchens, cabinetry etc.

If we are getting Tender prices for your building then we will have the estimates updated to form a “Fixed Price” Tender.

With this service we not only give the basic Council Documentation for obtaining a Development Approval or Construction Certificate but we work with you in documenting your material selections, detailing kitchens and cabinetry, electrical layouts, services layout, window schedules, tiling layouts, slab setout dimensions and penetrations etc. With these documents the Builder is fully armed to construct your home with minimal referral back to you or the design office which saves you time and money.
