Through our close relationship with our preferred Builders and by coordinating all the vital links in the chain of constructing an individual home, we are able to produce a superior result and save you time and money by eliminating excessive detailing, misunderstandings which normally occur in inter office communication, and any contingency sums which are normally included to cover the "unknowns" of Tender documents.
The services offered include:
• Site selection and appraisal – consultation recommended prior to purchasing your land
• Building design and working drawing documentation – full design service OR a limited drafting service available
• Overseeing the process of Development and Building approval
• Fixed lump sum contracts for building OR Project Management
• Interior design
• Design and management of Landscape works
Upon your approval of the preliminary price, design drawings and preliminary finishes we will prepare the documentation for Development Approval. The standard fees include initial communication with Council officers to ascertain restrictions on development, however, prolonged application approvals and appearance at Council meetings are charged at an hourly rate as scheduled. Should the application not be approved for reasons outside our control and instructions then the fees are forfeited. Please note that all efforts are made and avenues explored to ensure that your application is approved.
While the approval process is in progress we will get Builders’ prices for construction (if applicable), the final selections will be made and all documentation will be updated accordingly and the construction drawings will be completed in 2 stages – basic drawings and then details. If we are getting Tender prices for your building then we will have the estimates updated to form a “Fixed Price” Tender.
A Full service gives the Builders and YOU more detail on the design and ensures that unknowns and any mistakes are kept to a minimum. With this service we not only give the basic Council Documentation for obtaining a Development Approval or Construction Certificate but we work with you in documenting your material selections, detailing kitchens and cabinetry, electrical layouts, services layout, window schedules, tiling layouts, slab setout dimensions and penetrations etc. With these documents the Builder is fully armed to construct your home with minimal referral back to you or the design office which saves you time and money.
